In an interview situation, remember you are constantly being evaluated by all with whom you come into contact. Be polite to everyone from the security guard to the receptionist, and do not do anything out of the ordinary or unprofessional.

In 2002, a friend in New York City had interviewed a potential attorney and was about to bring him back for a second round of meetings when she discovered that this candidate had apparently been self-conscious of his bulky winter coat and decided to try to stuff it in a newspaper bin in the building lobby before the interview (an action that caused some distress with building security). When the security guard relayed the behavior to my friend, the candidate was immediately crossed off the list of possibilities.

In real estate it’s all about “Location! Location! Location!” If you had to choose the key to job search success it is “Follow-up!” It’s not enough in today’s highly competitive environment to be the most qualified candidate. The winning candidate has the best strategy to gain access to the appropriate hiring decision maker, and command their attention with a compelling potential value contribution that will undeniably increase their bottom line and establishes themselves top of mind for when the employer is ready to make an offer. If you don’t stay in focus on their radar screen you are allowing a less qualified individual to get that opportunity you want and you deserve.

After an initial positive connection, even if there is no immediate position available within the organization, stay in touch on a regular basis so there is never any doubt that you continue to be interested in them. Then as a result of your savvy purposeful networking, you may unearth a new unadvertised challenge in the hidden job market, an opportunity created just for you and your talents, skills, background and career goals.

Don't Discuss Compensation Too Early

It’s in the candidate’s best interest not to discuss compensation until there is an offer on the table. You need to first get the employer to love you and feel that they’ve got to have you. Once you’ve accomplished this, you will be in a much better position to negotiate your employment package.

If asked for salary expectation early on in the interview process, you can respond by saying “I’m happy to discuss salary at the appropriate time but for now I’d like to discuss how I can add value to your organization and learn more about the position to determine if it is a good fit. Would that be alright with you?” or “I’m sure that your company pays competitively and I don’t anticipate that salary will be an issue.”

Another strategy is to turn the question back on the employer and ask a question of your own. For example, you can ask what the salary range is for the position. Once you have this information, you can let the employer know if this range is consistent with what you are looking for without disclosing an actual dollar amount.

For example, you might find yourself at a cocktail party and talking with someone whose interests you appear to share. Taking the time to send them an article you mentioned might mean you end up sending your information to the Vice President of a firm you’ve always admired.

And now you’ve made a connection that s/he’s far more likely to remember because you weren’t, technically, “networking” when it was made. You were, however, exhibiting qualities most prized by firms searching for talent: initiative, follow through, and keeping your word.
